ACQUISITION: Regional Iowa operator acquires Osky Quality Storage in Beacon, IA. The 18,200 SF facility features 88 drive-up units and high-quality steel construction with strong in-place occupancy. Nathan Gottlieb, Tom Flannigan, and Alex Ihrke of Area Storage Advisors, affiliates of Argus Self Storage Advisors, represented the seller and procured the buyer.

DISPOSITION: Six-property Big Lenny’s Storage portfolio sells in Tupelo, MS. The portfolio was acquired and repositioned through operational improvements and brand enhancements before being sold to a new owner. The transaction marked the eighth deal between the seller and the brokerage team led by Austin McLeod.

DEVELOPMENT: DXD Capital opens 105,900 SF Class A self-storage facility in Richmond, VA. The three-story facility at 615 Mitchell St. features 890 climate-controlled units, three levels of drive-up access, parking, and video surveillance, with Extra Space Storage serving as manager. Evans Construction Inc. was the general contractor and SAA Architects Inc. designed the project. The development is the third and final project in DXD Capital’s partnership with Mar-Gulf and MDI Capital, subsidiaries of Kuwait Financial Centre, and received an $11M construction line of credit from United Bank.

DEVELOPMENT: U.S. Property Development opens 77,000 SF self-storage facility in Hamburg, NY. The 12-acre property at 5661 Camp Road features 544 climate-controlled and traditional drive-up units. CubeSmart will manage the facility, overseeing day-to-day operations and customer service. Matthew Iak, CEO of U.S. Property Development, and Matt Jaworski, Senior Project Developer, led the project.
