FINANCING: Basis Industrial secures $20.5M construction loan for 707-unit self-storage facility in Surprise, AZ. NexBank and NexPoint provided financing alongside Basis Industrial’s land acquisition for the 102,673 SF climate-controlled facility at 17140 W. Waddell Road. Construction is expected to begin later this year, with completion targeted for fall 2027. Anthony Scavo, CEO and Managing Partner of Basis Industrial, led the development, which marks the company’s first Arizona self-storage project.

EXPANSION: Westport Properties expands its Inland Empire presence with management of 123,000 SF Upland self-storage facility. Developed and owned by Buchanan Street Partners, the four-story Class A facility at 1382 E. Foothill Blvd. offers more than 1,100 climate-controlled and drive-up units. The addition brings US Storage Centers’ Upland portfolio to approximately 176,000 RSF and nearly 1,700 units. Ramiro Ochoa, Vice President of Westport Properties, highlighted the company’s continued growth in the Inland Empire.

DEVELOPMENT: YourSpace America opens 166,376 SF Jackson Street Self-Storage in Phoenix, AZ. The four-story, Generation-V facility at 835 E. Jackson Street features 1,245 fully climate-controlled units, a 1,293 SF office, coded electronic access and professionally monitored security with video verification. ARCO/Murray served as general contractor, while Public Storage will manage the property.

DISPOSITION: Omega Properties and Argus sell Value Storage Units of Pass Christian in Mississippi for $180,000. The 45-unit, 6,000 SF facility at 5189 Menge Avenue includes all drive-up, non-climate-controlled units on approximately 1.3 acres and was 93.33% occupied at the time of sale. The property offers future expansion potential. Stuart P. LaGroue, Sr., Sharon Wright, CCIM, and Bill Barnhill, CCIM, represented seller MPASS, LLC in the transaction to Zachary Lauderdale of The Lauderdale Group.
