ACQUISITION: Coastal Storage Group announces the sale of Treasure Cove Storage, a 30,900 SF, 216-unit self-storage facility in Fort Pierce, FL. Situated on 2.65 acres along US-1 with traffic counts exceeding 32,000 vehicles daily, the climate-controlled facility features motion-detection lighting and electronically controlled Janus doors. Ryan Haney represented the seller in the transaction.

FINANCING: Talonvest arranges $53.5M financing for three-property California self-storage portfolio. The five-year, full-term interest-only loan covers 1,818 units totaling 243,496 NRSF across Highland, Goleta, and Murrieta. Talonvest negotiated a 15-basis-point pricing improvement, generating approximately $400,000 in interest savings, along with an early rate lock and no cash management requirements. Kenny Slaught, President of Investec Real Estate, led the borrower side, while Andrew Marshall, Kim Bishop, Mason Brusseau and Lauren Maehler represented Talonvest.

DEVELOPMENT: DXD Capital and Olympus Ventures LLC open 112,000 SF self-storage facility in Knoxville, TN. Operated by Extra Space Storage, the four-story facility offers 898 climate-controlled units with two levels of drive-up loading on approximately 2.5 acres. JM Williams served as general contractor, with SAA Architects designing the project. Scott Hughes, Managing Director of Construction at DXD Capital, led the development team. The project brings DXD Capital’s leasing portfolio to 28 facilities.

DEVELOPMENT: ARCO completes 103,050 SF self-storage facility for R.J. Kelly in Boylston, MA. The three-story, fully conditioned facility features 797 climate-controlled units, 46 drive-up units, and approximately 1,000 SF of office space. The project includes three entrances, 19 parking spaces, and modern building systems designed for long-term operational efficiency. ARCO National Construction’s New England division completed the development, expanding R.J. Kelly’s self-storage portfolio.
