DISPOSITION: Oakside closes the sale of 25,836 SF Rocky Creek Storage in Greenville, SC. Built in 2024, the 102-unit self-storage facility is located near the I-85/I-385 corridor. Parker Sweet, Senior Vice President at Oakside, led the transaction, which generated multiple competitive offers and provided the buyer with lease-up and operational upside.

DISPOSITION: Versal sells 4,900 SF Tall Oaks Storage in Bryan, TX. The facility comprises 31 non-climate-controlled units and was 80% occupied at sale, offering in-place cash flow and upside potential. The property is located near major retailers, downtown Bryan, and Texas A&M University, with metal and steel construction, gated keypad access, and security cameras.

DEVELOPMENT: Good Neighbor Storage adds outdoor RV, car, and boat parking in Neosho, MO. The newly built facility offers secure outdoor spaces for RVs, boats, cars, trucks, and trailers, with electronic gate access, wireless security cameras, wide maneuvering lanes, and 24/7 access. Cory Platt said the expansion addresses local demand for convenient vehicle storage.

ACQUISITION: Public Storage acquires the 613-unit, climate-controlled facility in Newnan, GA. from Turnstone Group for $10M in an all-cash transaction. Located at 65 Diplomat Parkway, the 70,907 SF, Class A property offers access to I-85, with parking, gated access, video surveillance, and on-site management. Matthews Senior Vice President & Director Austin McLeod represented the seller.
