DEVELOPMENT: Connolly Brothers completes 127,120-square-foot self-storage facility in Canton, MA. The four-story CubeSmart-managed property at 362 Turnpike Street includes 986 climate-controlled units, 10 exterior storage units, and 37 outdoor boat and RV spaces. Metro Credit Union provided financing, Bwdarchitects served as architect of record, and G1 Management acted as owner’s project manager. Brian Gault represented the development team, while Connolly Brothers President and CEO Jay Connolly led the construction effort. Other project partners included Bohler, Encore Fire Protection, Form-Up Foundations, GHT, Janus International Group, Kiwi II and Tech Mechanical Systems.

DISPOSITION: EquiCap Commercial sells 210-unit H&P Mini Storage in Waukegan, IL. The family-owned facility at 2777 N. Delany Road totals 28,070 NRSF and offered value-add potential through operational improvements and revenue optimization. The Coming Soon listing generated multiple offers, and the transaction closed a month ahead of schedule. Scott Rihm and Jesse Luke of EquiCap Commercial represented the seller.

DISPOSITION: The LeClaire-Schlosser Group of Marcus & Millichap sells two-property UpLift Self Storage portfolio in Wisconsin. The portfolio includes 1,300 units totaling approximately 189,450 NRSF across Mt. Pleasant and Oak Creek. The Mt. Pleasant facility features 781 units and nearly 125,000 NRSF, while the Oak Creek property comprises 519 units and 64,450 NRSF. Adam Schlosser, Dave Knobler and Charles “Chico” LeClaire represented the seller, with Todd Lindblom serving as Wisconsin broker of record.

DISPOSITION: Versal announces sale of Tall Oaks Storage in Bryan, TX. The facility features 31 non-climate-controlled units totaling 4,900 NRSF and was 80% occupied at the time of sale, offering in-place cash flow with additional upside potential. Located near major retailers, downtown Bryan, and Texas A&M University, the property includes metal and steel construction, concrete drives, security cameras, and gated keypad access.
