ACQUISITION: EquiCap Commercial and Franklin Street announce sale of Bull Valley Storage in McHenry, IL. The 23,253 SF facility at 4400 Bull Valley Road features 107 units and attracted multiple offers from national and local groups. The property went under contract in 55 days and closed at 96% of asking price with no purchase price re-trade. Grant Griffiths, owner, represented the seller.

FINANCING: Talonvest secures $87M in bridge financing for two ground-up self-storage facilities in Maryland and New Jersey. The loans support 2,524 units across Bethesda, MD, and Monmouth Junction, NJ. The $63M Bethesda loan covers 1,560 climate-controlled units totaling 131,559 NRSF, while the $24M New Jersey loan supports 964 climate-controlled units, 55 RV/boat spaces, and 85,656 NRSF. 1784 Holdings is the borrower, with Talonvest arranging both loans through private credit lenders.

DEVELOPMENT: Spartan Investment Group opens 76,600 SF self-storage facility in Bellingham, WA. Operating under the FreeUp Storage brand, the 3.8-acre property features 541 units across eight buildings, including heated and standard storage options. Spartan Construction developed and constructed the facility, which marks Spartan’s 10th property in the Pacific Northwest. Ryan Gibson, President and CIO of Spartan Investment Group, led the project.

DEVELOPMENT: Trojan Storage receives approval for 220,000 SF self-storage project with nine townhomes in Sun Valley, CA. The planned development at 7528 N. Bellaire Avenue will feature rental storage space behind nine one-bedroom townhomes, each with a two-car garage. Jordan Architects is designing the two-story project, which is expected to break ground in 2026 and be completed in 2027. The Los Angeles City Planning Commission approved the project following design revisions requested by commissioners.
