ACQUISITION: Argus Self Storage Advisors announces the sale of Route 202 Self Storage, a self-storage facility located at 872 Old Concord Road in Henniker, New Hampshire. The property was acquired by Extra Space Storage, with the transaction closing on May 14, 2026. The 30,300 RSF facility was completed in 2022 and sits on 2.21 acres along the Route 202 corridor with convenient access to Interstate 89. The property includes 221 drive-up and enclosed storage units and operates through a fully remote management platform featuring electronic gate access and integrated security systems. Joe Robinson and Jessie Gilton of NAI Norwood Group, the New England representatives for Argus Self Storage Advisors, represented the seller in the transaction.

ACQUISITION: Versal announces the sale of All American Storage, a self-storage facility located in Lubbock, Texas. The facility comprises 464 non-climate units totaling 54,745 NRSF, with an average unit size of 117 NRSF. At the time of sale, the property was 75% physically occupied and 56% economically occupied. The asset is located approximately 0.2 miles from US-62 and West Loop 289, and within close proximity to major retailers including Sam’s Club, Lowe’s, and Target. The facility features metal and steel construction, gated access, perimeter fencing, security cameras, concrete and asphalt drives, and on-site office space, supporting secure and efficient operations in a high-demand submarket.

DEVELOPMENT: Roll Up Self Storage- Lake Life opens at 2836 Hagers Court in Denver, North Carolina. Owned by PC Lake Life, LLC, the 240-unit facility spans 36,570 rentable SF and is managed by Absolute Storage Management. The property offers climate-controlled, non-climate and parking storage options serving the Huntersville, Cornelius and Denver communities.

FINANCING: Goldman Sachs arranges a $40M, five-year, non-recourse refinancing for a five-property self-storage portfolio totaling more than 4,000 units across five U.S. states. The financing was secured by The William Warren Group, highlighting ongoing capital markets demand for stable, income-generating storage assets supported by strong occupancy trends near 90% in 2025. The deal, led by Goldman Sachs’ real estate finance team, reflects continued lender confidence in diversified self-storage portfolios and reinforces the sector’s reputation for resilience amid higher interest rate conditions. Vinay Lochav reported on the transaction, framing it as a signal of sustained refinancing momentum in secondary real estate sectors.
