NEWS ROUNDUP

DISPOSITION: The Davis Companies completes the disposition of two Boston-area self-storage facilities operated by Extra Space Storage, selling the assets to a joint venture between Invesco Real Estate and Baranof Holdings for an undisclosed price. The portfolio includes 235 N. Beacon St. in Boston’s Brighton neighborhood and 970 Fellsway in Medford, Massachusetts. The Boston property totals 47,769 SF, while the Medford asset spans 80,995 SF. Both facilities underwent significant capital improvements under Davis ownership, including unit expansions that increased operational capacity and improved performance. Kenneth Cox of Newmark advised on the disposition alongside Newmark’s Self Storage Capital Markets team.

ACQUISITION: Argus Self Storage Advisors, in partnership with Dominus Commercial, announces the sale of Empire Storage, a 92,475 RSF Class A self-storage facility located in Crandall, Texas. Empire Storage reached over 50% occupancy within 18 months of opening, highlighting strong lease-up performance and underlying demand in the region. The asset was sold in April 2026. The transaction reflects continued strong investor demand in the Dallas–Fort Worth self-storage market. Chad and Tyler, North Texas broker affiliates for Argus Self Storage Advisors, specialize in self-storage investment sales and represented the transaction.

ACQUISITION: Versal announces the sale of U Store Stuff Mini Storage, a self-storage facility located in Floresville, Texas, within the San Antonio MSA. The property sits approximately 19.8 miles from downtown San Antonio and benefits from proximity to U.S. Highway 181 and nearby national retailers including Walmart, McDonald’s, and Tractor Supply. The facility includes 189 non-climate storage units, 1 warehouse unit, and 11 uncovered parking spaces, totaling 26,900 NRSF. At the time of sale, the asset was 78% physically occupied and 63% economically occupied. The property features metal and steel construction, gated keypad access, asphalt and gravel drives, and perimeter fencing.

DEVELOPMENT: Extra Space Storage opens a new Class A self-storage facility in North Las Vegas, Nevada. The 108,524 SF, three-story development is located at 6823 North Commerce St. near the growing Tule Springs corridor. The project was developed through a partnership between Vegas Storage Holdings and Related Fund Management. Ghassan Aboukhater said the project was developed with a focus on long-term community alignment, aiming to provide a high-quality facility that supports the region’s ongoing growth while meeting increasing storage needs.
