ACQUISITION: Argus Self Storage Advisors, through its Georgia affiliate Coastal Storage Group, announces the sale of Oak Grove Stor All in Dahlonega, Georgia. The 4.3-acre property totals 22,700 RSF and features a mix of climate-controlled units, drive-up storage, and boat/RV parking. The facility is equipped with 24-hour security systems, computerized gated access, and fully fenced grounds, supporting both security and operational efficiency in the growing Dahlonega market. The transaction was led by Ryan Haney on behalf of the seller. Coastal Storage Group, formerly Weaver Realty, has served as an Argus Self Storage Advisors affiliate since 1999, specializing in acquisitions, dispositions, and valuation services across Florida and Georgia.

ACQUISITION: National Storage Affiliates sells a three-property self-storage portfolio in Arlington, Texas, to BreakChain Capital Investments, with the transaction arranged by JLL Capital Markets. The portfolio includes facilities located at 3016 S. Cooper St., 2331 S. Collins St., and 2306 N. Collins St., totaling 80,216 RSF. The assets are strategically positioned near Interstate 20 and Interstate 30, providing strong connectivity between Dallas and Fort Worth. The properties feature a mix of drive-up storage units, gated access, and video surveillance, with select climate-controlled and RV/boat storage components. The JLL Capital Markets team included Steve Mellon, Brian Somoza, Adam Roosien, and Matthew Wheeler, who advised on the disposition.

ACQUISITION: The LeClaire-Schlosser Group of Marcus & Millichap arranges the sale of the Solid Ground Storage Portfolio, a two-property self-storage collection located in Elgin, Texas. The portfolio totals 126,038 RSF across 1,087 units situated on approximately 8 acres in an Opportunity Zone with proximity to the Austin metropolitan area. The assets benefit from strong regional connectivity, with downtown Austin located roughly 25 miles west. The properties include a mix of climate-controlled units, drive-up storage, RV and boat parking, and covered and uncovered parking spaces. Buyer details were not disclosed. The seller was represented by Dave Knobler, Mixson Staffel, Charles “Chico” LeClaire, and Jon Danklefs.

FINANCING: Talonvest Capital arranges $64M in refinancing for a five-property self-storage portfolio on behalf of SoCal Self Storage. The portfolio consists of 3,643 storage units totaling approximately 344,616 NRSF across five stabilized assets located in key Southern California markets. The financing was structured as a 10-year, non-recourse permanent loan through a securitized lender, featuring full-term interest-only payments, fixed rates, no cash management, and competitive spreads. Eric Snyder, Kim Bishop, Mason Brusseau, and Lauren Maehler were among the Talonvest team members responsible for arranging the transaction. Dennis Geiler of SoCal Self Storage said the advisory team’s execution and structuring approach helped achieve an outcome that exceeded expectations.
