NEWS ROUNDUP

ACQUISITION: Marcus & Millichap arranges the sale of The Storage Place, a 423-unit self-storage property in Fort Wayne, Indiana. The 45,950 SF facility is located at 2930 W. Ferguson Road on approximately four acres adjacent to Fort Wayne International Airport. It includes 15 drive-up storage buildings, 423 non-climate-controlled units, and 36 outdoor parking spaces. Jeffrey Herrmann and Sean Delaney, in association with Julia Evinger, represented the seller and procured the buyer. Both parties were Indiana-based LLCs.

DEVELOPMENT: ARCO/Murray partners with Banner Real Estate Group to complete a new Class A self-storage facility in Sylmar, California. The 139,608 SF, multi-story facility includes 1,266 storage units across 11 unit types, including 36 ADA-accessible units, along with approximately 1,155 SF of office space. ARCO provided full turnkey design-build services from preconstruction through completion. Eric Fleps said the project reflects continued collaboration with Banner Real Estate Group and a shared focus on delivering efficient, high-quality storage facilities.

DEVELOPMENT: Garners Ferry Storage set to open in May 2026 in Columbia, South Carolina. The new facility will offer a mix of unit sizes ranging from 5x5 to 10x30, including climate-controlled storage and drive-up units designed for direct vehicle access. The project also includes wide drive aisles, enhanced lighting, and smart lock technology to improve convenience and security for customers. Michael Morrison said the project was developed to meet local demand for a secure, accessible, and customer-focused storage facility, emphasizing hassle-free service and community connection.

FINANCING: JLL arranges $15.534M in construction financing for Badger Road, Bend Self Storage, a ground-up self-storage development in Bend, Oregon. The financing was secured through Live Oak Bank on behalf of borrower Signal Ventures. The project is located at 20130 Badger Rd. on a 1.87-acre site and will deliver 118,800 gross SF, including 92,584 net rentable SF across 877 climate-controlled units. The JLL Capital Markets team was led by Directors Jonah Aelyon, Taylor Gimian, and John Williamson. The transaction followed earlier site acquisition work led by Brian Somoza and Adam Roosien.
