NEWS ROUNDUP

ACQUISITION: SROA Capital sells 15-asset self-storage portfolio across the Southeastern U.S. for $98M to Washington Street Investment Partners. The portfolio includes 6,660 units and about 832,000 rentable SF, with assets located in Kentucky, South Carolina, and Florida, and was 90% occupied at the time of sale. JLL Capital Markets represented the seller in the transaction.

EXPANSION: Capital RV & Boat Storage expands its facility in Tomball with the addition of mini self-storage units. The property, located off FM 2920 near Telge and Treichel Road, now offers compact storage alongside its existing RV and boat storage services. The expansion addresses growing demand from local residents and businesses for convenient storage options. The facility continues to provide secure access, video surveillance, and covered vehicle storage, while the new units support household overflow, business inventory, and equipment storage needs.

DEVELOPMENT: Go Store It Self Storage opens a new facility in Melbourne by converting a former Sears department store. Located at 1050 S. Babcock St., the project features over 700 climate-controlled units and was developed through an adaptive reuse strategy alongside Madison Communities’ Madison Midtown multifamily community. Scott Hastings and Beau Agnello highlighted the project’s strong location and its role in serving the growing Space Coast market while activating an underutilized retail site.
ACQUISITION: Marcus & Millichap arranges the sale of StorageHome in Texas. The 29,800 SF, 192-unit facility spans 3.4 acres and features non-climate, drive-up units across 26 single-story buildings. Thomas Dickinson, Danny Cunningham, and Brandon Karr marketed the asset on behalf of Wilmer Storage LLC and procured the buyer, Momentum Wealth Fund.
