NEWS ROUNDUP

ACQUISITION: TSAG completes 18-facility self-storage acquisition. The Storage Acquisition Group completed the acquisition of an 18-property self-storage portfolio spanning 10 states, totaling 1,452,959 SF and 13,714 units. The final closing involved a 911-unit, 76,125 SF facility at 4489 McDonough Highway in Conyers. The assets were acquired from True Self Storage. The transaction was led by Bill Sitar Jr., John Cranley, Andrew Burachinsky, and Monty Spencer.

ACQUISITION: Marcus & Millichap arranges the sale of Conroe Lakeside RV & Boat Storage, an 85,530 SF facility in Willis, Texas. The LeClaire-Schlosser Group represented the seller, with Mixson Staffel, Dave Knobler, and Charles Chico LeClaire leading the transaction. Built in 2019, the property spans 6.1 acres and includes 11 steel-framed canopy buildings totaling 193 units, plus 27 outdoor parking spaces.

EXPANSION: Zionsville Council approves Oak Street self-storage expansion. The Zionsville Plan Commission approved rezoning for a 2.6-acre parcel at 1580 W. Oak St. in Zionsville to allow expansion of Zionsville Self Storage and a proposed automotive service facility. Owner Sam Scheidler plans to expand onto the adjacent vacant lot, with the auto shop positioned on the south end of the site. Attorney Jeff Jacob represented Scheidler.

DEVELOPMENT: Boardwalk Development Group completes Phase II of its Boardwalk storage. Buford Dam project at 2283 Buford Dam Road in Buford received a certificate of occupancy for the final phase of the 163,295 SF self-storage and boat and RV storage development. The final phase adds a 24,000 SF, Class A, bi-level, climate-controlled building. The facility is located near Lake Lanier and downtown Buford. President Ilde Robles said the project supports the company’s expansion in high-demand markets.

DEVELOPMENT: Buchanan Street Partners breaks ground on a 99,500 SF Class A self-storage facility in Scotts Valley. The three-story project will include 760 climate-controlled units on a 2.6-acre site in Santa Cruz County. Buchanan acquired the property for $5.25 million after 14 months of entitlement. The site, formerly improved with a vacant 39,000 SF office building, is being redeveloped with DAI General Contracting serving as general contractor, Valli Architecture as architect, and East West Bank providing construction financing. Completion is slated for April 2027. VP Jon Suddarth said the project targets a supply-constrained market.

FINANCING: JLL Capital Markets arranges financing for High Mountain Promenade in North Haledon. The loan from First Bank will primarily fund Phase I, a three-story, 74,715 SF self-storage facility with 55,394 rentable SF of climate-controlled space. Future phases include 90 luxury apartments and 4,400 SF of retail. Public Storage will manage and lease the facility. The project is being developed through a joint venture between Tulfra Real Estate and Hampshire Real Estate Companies. JLL’s debt advisory team was led by Michael Klein and Jon Mikula, with Ryan Carroll and Michael Donohoe.
