ACQUISITION: Marcus & Millichap announces the sale of Lark Self Storage, a 242-unit self-storage facility located in Janesville, Wisconsin, for $2.86M. The property sits on 9.44 acres at 3031 E. County Rd. O and includes 176 non-climate-controlled storage units totaling 40,900 RSF, along with 66 RV and boat parking spaces. Built in 2015 with updates completed in 2025, the facility is strategically located along Interstate 90, providing regional access to Madison, Milwaukee, and Chicago. Jon Silvers, Sean Delaney, and Dan Bowar represented the seller, a local owner, and Silvers and Delaney also procured the buyer, a local business owner. Following the acquisition, the property will be operated under the new name Interstate Secure Storage, reflecting its repositioning under new ownership.

ACQUISITION: Argus Self Storage Advisors announces the sale of 8th Street Storage, a self-storage facility located at 865 W. Moreno Avenue in Colorado Springs, Colorado. The transaction was handled by Argus, which represented the seller in the deal. The property totals approximately 37,120 RSF across 262 storage units and 21 outdoor parking spaces. Ben Vestal, CEO of Argus Self Storage Advisors, noted continued resilience in the sector despite shifting market conditions, driven by long-term demographic growth in the region. Cole Carosella highlighted strong capital markets activity and investor focus on long-term value creation in high-growth markets like Colorado Springs.

ACQUISITION: Versal arranges the sale of Austin Stone Storage, a Class A self-storage facility in Jonestown, Texas. The property consists of 285 units totaling 42,513 NRSF, offering a mix of climate-controlled and non-climate-controlled storage space. The facility features metal, steel, and concrete construction, concrete drive aisles, an on-site office, gated access, and security features. Additional transaction details were not disclosed.

DEVELOPMENT: Amherst officials continue to review plans for a proposed self-storage development in Amherst, New York, that would become the town’s largest facility if approved. The project is being proposed by Vick Singh Ghotia, founder of 416Homez, and calls for a 550-unit, climate-controlled self-storage complex totaling approximately 70,000 SF on an 8.46-acre vacant parcel at 2495 Wehrle Drive, just west of Transit Road. The units are planned to range from 75 to 200 SF. A final development cost has not yet been determined. Pending municipal approvals, construction is expected to begin later this year.
