ACQUISITION: The LeClaire-Schlosser Group of Marcus & Millichap arranges the sale of 9th & X Self Storage, a self-storage facility located in Sacramento, California. The property comprises 329 units totaling approximately 19,300 RSF on 1.18 acres in Sacramento’s Midtown corridor. Originally built in 1970 and renovated in 2000, the facility offers non-climate-controlled interior units with ground-level access. The facility features gated access, digital keypad entry, onsite management, and 24/7 video surveillance, making it a well-established infill storage asset in the Sacramento market. Dean Trammell and the LeClaire-Schlosser Group represented the seller, a private real estate investor, in the transaction. Extra Space Storage acquired the property as part of its continued expansion in high-growth urban markets.

ACQUISITION: Versal arranges the sale of LifeSmart Storage, a self-storage facility located in The Colony, Texas. The property features 91 non-climate-controlled storage units and two uncovered parking spaces totaling 9,300 NRSF. At the time of sale, the facility was 94% physically occupied. Located just west of Plano and north of Dallas, the asset benefits from strong surrounding demographics, with more than 216,000 residents living within a five-mile radius and average household incomes exceeding $162,000. Construction features include metal and steel construction, concrete driveways, and an on-site office.

DEVELOPMENT: Hampshire Management Company celebrates the grand opening of a new CubeSmart Self-Storage facility in Yonkers, New York. The project transformed a long-vacant property into a five-story, 164,000 SF facility featuring more than 1,100 climate-controlled storage units and a two-level lobby atrium. CubeSmart Self-Storage will serve as the third-party property manager. Yonkers Mayor Mike Spano joined Hampshire executives Greg Petrillo, Matthew Petrillo, and Carl Petrillo, along with Police Commissioner Christopher Sapienza, City Council Member Tasha Diaz, City Council Majority Leader John Rubbo, Council President Lakisha Collins-Bellamy, IDA Executive Director Jaime McGill, and County Legislator James Nolan for the ribbon-cutting ceremony.

FINANCING: 3650 Capital closes a $42M senior, non-recourse, fixed-rate loan for an affiliate of The Inland Real Estate Group LLC, secured by a multi-state self-storage portfolio spanning Wisconsin, Texas, Pennsylvania, and Michigan. The financing carries a 48-month term with an initial interest-only period. Proceeds were used to refinance existing debt, while additional reserves will support lease-up and stabilization of the portfolio. The portfolio includes nearly 4,000 climate-controlled units totaling more than 406,000 NRSF. The properties are managed by Devon Self Storage, a member of The Inland Real Estate Group of Companies Inc. Jonathan Roth said the transaction reflects the firm’s ability to structure flexible capital solutions for institutional-quality, value-add self-storage portfolios and support long-term sector fundamentals.
