ACQUISITION: Bancap Self Storage Group arranges the sale of a two-property self-storage portfolio in Corning, California, including Airport Mini Storage and Affordable Mini Storage. The assets were sold by a private family trust to a local investment group for an undisclosed price. The portfolio totals nearly 52,000 NRSF across 315 units, and was fully occupied at the time of sale, reflecting strong in-place demand in the Corning market. Dean Keller represented the seller in the transaction.

ACQUISITION: Argus Self Storage Advisors announces the sale of a three-property self-storage portfolio in Mississippi totaling 61,550 NRSF across 450 units. The portfolio, owned by Radiant Storage, includes facilities located in Pascagoula, Gautier, and Ocean Springs, Mississippi, serving established residential and commercial markets along the Gulf Coast. The assets consist of non-climate-controlled storage units and onsite apartments at each location, with one property offering expansion potential. The portfolio was acquired by Homegrown Self Storage. Stuart P. LaGroue Sr., Sharon Wright CCIM, and Bill Barnhill, CCIM represented the brokerage team involved in the transaction.

ACQUISITION: Versal arranges the sale of two Lone Star Storage Center properties located in Bryan and Cypress, Texas. The assets represent the first ownership transfer since their original construction and were previously family owned and operated with long-standing rental performance. Both facilities have been well-maintained and are positioned in strong local trade areas. Each property includes a mix of non-climate and climate-controlled units along with on-site office space. The Cypress location also features an on-site apartment and office/warehouse space.

DEVELOPMENT: Port Richey Self Storage officially opens a new self-storage facility at 7228 Ridge Rd in Port Richey, Florida. The facility offers a range of climate-controlled storage units, including 5x5, 10x5, 10x10, 10x15, and 10x20 sizes, along with secure paved outdoor parking for RVs, boats, trailers, and vehicles. It also features multi-floor access with elevator-served units on upper levels. Greg Horwitz of Port Richey Self Storage said the facility was developed to offer a modern, secure, and convenient storage experience for the local community. The facility includes features such as 24-hour access, gated entry, security cameras, wide drive aisles, online rentals, and contactless move-ins, supporting both household and business storage demand in the region.
