NEWS ROUNDUP

ACQUISITION: In Self Storage acquires Northwest RV & Self Storage in Tucson, Arizona, in a transaction arranged by The LeClaire-Schlosser Group of Marcus & Millichap. The 38,166 NRSF facility sits on 3.59 acres and includes 325 storage units, 69 RV and vehicle parking spaces, and five on-site commercial suites. Originally built in 1980 and renovated in 1994, the property offers a diversified income stream through self-storage, RV parking, and commercial tenancy. The LeClaire-Schlosser Group represented the private investor sellers in the transaction. Dean Trammell highlighted the property's diversified operations and strong Tucson location as key factors driving investor interest.

ACQUISITION: STOR Self Storage in Sarasota, Florida, has been sold in a transaction brokered by Coastal Storage Group. Located at 7000 Iris Street, the 46,688 NRSF facility sits on 3.25 acres and includes 130 storage units and 10 RV and boat parking spaces. Positioned between Bradenton and Sarasota, the property has historically maintained occupancy above 90%. Coastal Storage Group represented the seller in the transaction. Josh Koerner and the firm's team successfully completed the sale despite challenging market conditions.

EXPANSION: PrimeSpace Storage receives approval to expand its facility in Irmo, South Carolina, following a 3-2 vote by the Irmo Town Council. The project will convert an existing commercial storefront at 7949 Broad River Road into approximately 42,000 SF of additional self-storage space. The expansion required a zoning change and will include landscaping, upgraded building façades, and faux windows to improve the property's appearance. Mayor Bill Danielson and Councilwoman Phyllis Coleman supported the proposal, while Council members Gabriel Penfield and Barb Waldman voted against it. Carolyn Stratton, Vice President of Operations at PrimeSpace Storage, said the expansion follows ongoing challenges leasing the property's commercial space and will allow the owner to focus on self-storage operations.

DEVELOPMENT: SecureSpace Self Storage opens its newest facility in Deer Park, New York, marking the company's first location on Long Island and its 11th in the New York City metropolitan area. The three-story, Class A climate-controlled property offers 49,875 SF of storage space across 537 units. Planned upgrades include a redesigned leasing office, AI-enabled security cameras and sensors, and complimentary high-speed Wi-Fi throughout the facility. The Deer Park opening expands SecureSpace's footprint in the New York market while bringing modern self-storage amenities to one of Long Island's busiest retail corridors.
