DISPOSITION: The LeClaire-Schlosser Group of Marcus & Millichap completes the disposition of Northwest RV & Self Storage in Tucson, Arizona. The property comprises 325 units totaling approximately 38,166 NRSF on 3.59 acres, along with 69 RV and vehicle parking spaces and five leased commercial suites. The facility features gated keypad access, an on-site management office, and 24/7 video surveillance. Dean Trammell of The LeClaire-Schlosser Group represented the private investor sellers in the transaction. In Self Storage acquired the asset as part of its continued expansion in the Tucson metropolitan area.

DISPOSITION: Marcus & Millichap completes the disposition of North Loop Mini Warehouses in Athens, Texas. The 53,812 SF self-storage facility at 2202 N.E. Loop 7 comprises 277 storage units on 7.67 acres. Built in 1994, the property offers opportunities for operational enhancements while serving the growing Athens market. Danny Cunningham and Brandon Karr of Marcus & Millichap represented the seller, a family that inherited the property, and procured the buyer, a California-based private investor expanding an existing self-storage portfolio in East Texas.

ACQUISITION: Horizon Storage Group acquires Jefferson Valley Self Storage, a Class A self-storage facility in Jefferson Valley, New York. The 55,311 SF property at 621 Bank Road comprises 405 storage units on four acres and was 87% leased at the time of sale. Originally built in 1993 and renovated in 2022, the facility offers climate-controlled units, drive-up access, gated entry, parking, video surveillance, and tamper-resistant locks. JLL Capital Markets represented the seller, Columbia Pacific Advisors, in the transaction, while Andover Lending provided acquisition financing.

FINANCING: Talonvest Capital arranges $57.75M in financing for a seven-property self-storage portfolio in Florida on behalf of HPI Real Estate Services & Investments. The portfolio includes 4,598 units totaling 486,769 NRSF across institutional-quality Class A self-storage properties developed and acquired between 2021 and 2024. The non-recourse debt fund loan features a two-year initial term with extension options and was structured to support the portfolio through lease-up and stabilization. Eric Snyder, Kim Bishop, Carson Kurland, and Lauren Maehler of Talonvest arranged the financing for HPI Real Estate Services & Investments, with Jon Erickson representing the borrower.
