NEWS ROUNDUP

ACQUISITION: A 557-unit self-storage facility in Nyack, New York, has been sold and rebranded following a transaction arranged by JLL. JLL represented Go Store It in the disposition of the 1996-built, 87%-occupied property located at 92 State Route 59 near the New York–New Jersey border. The firm also procured the buyer, Storage Post Self Storage, which has since rebranded the asset. The facility totals 557 units, and the sales price was not disclosed.

ACQUISITION: MyPlace Self Storage acquires a facility in DeLand, Florida, marking its 65th location overall, 10th in Florida, and 7th acquisition of the year. The property includes 42,890 NRSF and 310 drive-up storage units, expanding the company’s footprint in a growing Florida market. The transaction was completed with participation from Nuveen, a TIAA company. The acquisitions team included Farah A., Zak Dorler, Lauren Siano, Sawyer Weddle, and Matt Wess, with Austin McLeod and Miles Brinson of Matthews™ advising on the deal.

DEVELOPMENT: Menifee officials approve an expansion of the Prime Self-Storage facility at the corner of Normandy and Berea roads. The project will add a three-story, 69,266 SF climate-controlled storage building, replacing part of the existing RV storage area. Once completed, the facility will exceed 186,000 SF of total storage space. Pamela Vickers, architect for Prime Self-Storage, said the design was intended to match the existing facility and surrounding neighborhood despite the larger scale. Planning Commissioner Randy Madrid supported the project, noting the long-standing presence of the facility and strong local demand. The expansion will include units ranging from 50 to 600 SF, elevator access to all floors, and additional loading and unloading areas for customers.

DEVELOPMENT: Bethlehem officials approve a minor land development plan for a proposed self-storage facility at 2955 Linden St. The project, submitted by Linden Street Self Storage LLC, will be developed in the city’s Commercial Shopping zoning district and includes 84 units featuring a mix of drive-up and climate-controlled storage. Byron Anstine presented the development plan, which includes downlighting to reduce light spill and limit impact on surrounding properties. Planning Commission members raised concerns regarding traffic, parking, vehicle size, and security, leading to conditions on approval that restrict vehicle length to 26 feet, set operating hours from 6 a.m. to 10 p.m., and require fencing and gate consistency. Planning Commission Chair Rob Melosky voted against the project.
