ACQUISITION: Pleasant Hill Storage in Pleasant Hill, Missouri, sells in a transaction brokered by EquiCap Commercial. Located at 900 Henley Drive in the Kansas City MSA, the property comprises 18,250 NRSF across 127 non-climate-controlled units on 5.38 acres, offering significant expansion potential. The asset attracted multiple competitive offers before the formal marketing process. Marla Čolić and Alex Erbs of EquiCap Commercial exclusively represented the local private investor sellers. The buyer was a local self-storage investor.

ACQUISITION: Lone Star Storage Center in New Braunfels, Texas, sells in a transaction announced by Versal. The facility is strategically located along Loop 337, just 1.1 miles from Interstate 35, serving one of the fastest-growing markets in the Austin-San Antonio corridor. The property features concrete drives, metal and steel construction, gated keypad access, security cameras, perimeter fencing, exterior lighting, and a modern on-site office. Versal represented the transaction involving the well-located self-storage asset in the rapidly growing New Braunfels market.

ACQUISITION: The Arvada & Aurora Storage Portfolio in the Denver metropolitan area sells in a transaction brokered by Argus Self Storage Advisors. The two-property portfolio includes Arvada Storage at 13999 West 64th Avenue in Arvada and Iliff Storage at 10601 East Iliff Avenue in Aurora, totaling 737 units and approximately 113,770 NRSF. The stabilized assets attracted strong investor interest and traded above the guidance price following a competitive marketing process. Argus Self Storage Advisors represented the seller in the transaction. Cole Carosella said the sale highlights continued institutional demand for well-located self-storage assets in the Denver market.

DEVELOPMENT: Westport Properties develops a new self-storage facility in Covina, California, expanding its presence in the Greater Los Angeles market. The fully climate-controlled property adds 182,737 RSF and 1,402 storage units to the company's portfolio and will be professionally managed under the US Storage Centers brand. The facility features AI-powered security systems, 24/7 video surveillance, gated keypad access, and motion-sensor lighting. Charles Byerly said the Covina development reflects Westport Properties' commitment to delivering modern self-storage facilities for residents and businesses throughout the San Gabriel Valley.
