ACQUISITION: Marcus & Millichap brokers sale of AC Self Storage in Atlanta MSA. The LeClaire-Schlosser Group of Marcus & Millichap has arranged the sale of AC Self Storage, an 86,780 SF self-storage facility in Hiram, Georgia. Checketts Development acquired the property from a local LLC. Pricing was not disclosed. Keith Phillips, Adam Schlosser, Charles “Chico” LeClaire, and Jordan Farrer exclusively marketed the asset on behalf of the seller. John Leonard served as broker of record for the transaction. AC Self Storage spans 7.61 acres and includes 438 units across eight single-story buildings. The facility features 196 climate-controlled interior units, 205 non-climate drive-up units, 34 office suites, and surface parking, along with a leasing office and on-site security systems.

ACQUISITION: Matthews Real Estate Investment Services™ brokers sale of 1,070-Unit Santa Monica self-storage facility. Located at 1620 14th Street and 1621 Euclid Street, the two-parcel property spans 1.39 acres near the intersection of Colorado Avenue and 14th Street. Pricing was not disclosed. Bill Pedersen, Shane Avera, and Maxx Bauman represented the seller, who had owned the facility since 1970. Invesco Real Estate acquired the asset in partnership with Baranof Holdings as part of a strategy to expand their California self-storage portfolio. The 56,490 SF facility is located minutes from downtown Santa Monica and the Santa Monica Pier, adjacent to the Santa Monica Freeway and the Metro E Line.

DEVELOPMENT: Safeguard Self Storage opens third Connecticut facility in Bridgeport. Located at 2680 North Avenue, the facility comprises 90,350 net rentable SF across 1,263 units and is located near Fairfield. Designed to serve a dense urban market, the property offers a mix of unit sizes for residential and commercial users and features a drive-in loading area, motion-sensor security cameras, computer-controlled access and seven-day accessibility. The development was led by Safeguard Self Storage, with Stan Bonilla and Geoff Colella overseeing the project.

DEVELOPMENT: CrownPoint Group Inc. breaks ground on self-storage project in South River, New Jersey. The 105,500 SF, three-story, climate-controlled self-storage facility is located at 696 Old Bridge Turnpike in South River. The South River facility will serve a trade area of more than 100,000 residents and benefit from ongoing residential and mixed-use investment nearby. The development is being led by CrownPoint Group Inc., with Michael Legacki, overseeing the project. The project reflects the company’s focus on high-barrier markets.

DEVELOPMENT: A new self-storage facility is coming to Northeast El Paso, Texas. A new Franklin Self-Storage facility is planned for 10700 Railroad Drive in northeast El Paso. The project will be built on currently vacant land and is expected to include 882 self-storage units. The development is listed at a value of $1 million, with Javier Roque of Roque Architecture serving as the applicant and Gustavo Quinrana listed as the lead point of contact for owner Franklin Self-Storage.

FINANCING: Gantry arranges $12M refinancing for two National storage facilities in Suburban Detroit on behalf of Pogoda Cos. The stabilized properties total 1,082 units and more than 141,000 net rentable SF, featuring both climate-controlled and drive-up units plus additional vehicle storage. Andy Weiss, Andy Bratt, and Nick Severson of Gantry represented the borrower, a private real estate investor. A life insurance company provided the seven-year, fixed-rate loan with interest-only payments for the full term and flexible prepayment. Gantry will service the loan on behalf of the lender.
