NEWS ROUNDUP

ACQUISITION: The LeClaire-Schlosser Group of Marcus & Millichap arranges the sale of Towne Storage Colt Plaza, a 60,325 SF, 467-unit self-storage facility in West Valley City. A joint venture between Towne Storage and a local development company sold the asset to UTEX Storage Partners for an undisclosed price. Jordan Farrer and Adam Schlosser of Marcus & Millichap represented the seller in the transaction. Built in 2019 on approximately 2.67 acres, the property consists of five single-story buildings and one two-story building, including 125 drive-up units. Amenities include gated entry with digital keypad, onsite management office, 24/7 video surveillance, asphalt driveways, and roll-up doors.

ACQUISITION: U-Haul acquires Winnipesaukee Self Storage, a 512-unit, class A self-storage facility in the resort town of Gilford, New Hampshire. Marcus & Millichap closed the transaction on behalf of a local developer based in North Shore Boston. Nathan Coe, Gabriel Coe, and Brett Hatcher of Marcus & Millichap’s Columbus office, in association with Thomas Shihadeh, marketed the property and represented the seller. Located at 1477 Lake Shore Road near Lake Winnipesaukee, Phase I of the facility was completed in 2024 and comprises 39,917 net rentable SF across 512 climate-controlled units. Permits are in place for a Phase II expansion expected to more than double the property’s square footage.

DEVELOPMENT: The Ardent Companies, in partnership with Ironwood Development Partners, opens a new self-storage facility in Copiague, New York. The new class A, climate-controlled, three-story property spans 108,201 SF and officially opened Dec. 16. Located along Sunrise Highway, the facility is part of Ardent’s Self-Storage Development Fund II and will be managed by Extra Space Storage. Park East Construction served as general contractor, with Michael Sudano as architect and R&M Engineering as civil engineer. Ricardo De Rojas and Thomas Olson represented Ardent on the project, while Blair Sweeney represented Ironwood Development Partners.

DEVELOPMENT: Basis Industrial secures a $27 million construction loan for a new self-storage development in Rockville Centre, Long Island. The 121,500 SF facility, located at 117 N. Long Beach Road, will comprise 957 units and operate under the Public Storage brand. NexBank provided the senior loan, while NexPoint supplied mezzanine financing. Construction is underway, with completion slated for early 2027.

FINANCING: North Palisade Partners secures $55 million to refinance its self-storage facility in Los Angeles. The 3,039-unit self-storage facility at 1920 Randolph St. Is one of the largest single-asset self-storage financings in Southern California. Goldman Sachs Alternatives originated the five-year bridge loan, with CBRE arranging the transaction. The three-story, 214,000-net-rentable SF facility was completed earlier this year and operates under the Extra Space Storage brand. CBRE Vice Chairmen Tom Rugg and Tom Traynor, along with Director Mark Finan and Senior Associate Arman Samouk, arranged the financing.
