ACQUISITION: Extra Space Storage facility in Fremont trades for $18.8 million. The Levin Johnston team of Marcus & Millichap has brokered the sale of a 49,922 SF Extra Space Storage facility in Fremont, California. A private real estate investor sold the asset to an institutional self-storage developer, operator, and manager. Located at 38491 Fremont Blvd., the property includes 568 units offering drive-up access, gated entry, and 24-hour closed-circuit surveillance. Levin Johnston represented the seller and procured the buyer in the transaction.

ACQUISITION: A joint venture between Harvest Properties and New York Life Real Estate Investors buys two Bay Area facilities for $44.2 million. The two Bay Area assets, totaling 156,000 SF, add 1,435 units to the firm’s growing storage portfolio. JLL Storage’s capital markets team brokered the sale on behalf of Vallejo Self Storage. Best Self Storage Sonoma is an 80,000 SF, 516-unit drive-up facility purchased in an off-market deal. Vallejo Self Storage, located at 384 Fairgrounds Drive, is a 919-unit, 76,000 SF property that opened in early 2025. Extra Space Storage will manage both facilities moving forward.

DEVELOPMENT: SurePoint Development breaks ground on 758-unit Rosharon facility. The project will deliver roughly 95,000 net rentable SF and is scheduled for completion next spring. The property will become the company’s eighth facility in the greater Houston area, with two additional projects expected to start construction in the region next spring.

DEVELOPMENT: Tulfra Real Estate delivers 797-unit Jersey City self-storage facility. The six-story, 115,000 SF climate-controlled project at 300 Thomas McGovern Drive marks the first phase of Jersey City Self Storage, a larger development planned to exceed 2,400 units across three phases. The conversion of a former industrial site was financed by Fulton Bank, with JLL arranging the construction debt. Public Storage operates the new facility.

FINANCING: Carroll Cos. secures $14.3M refinancing for Charlotte facility. Bee Safe Storage, the three-story, 82,172 SF facility at 2010 Rocky River Road opened in 2020 with climate-controlled units ranging from 25 to 250 SF, along with wine storage. CubeSmart manages the facility. Wells Fargo Bank provided the note.

FINANCING: Affinius Capital LLC closes $17.25 million refinancing for Nashville self-storage portfolio. The financing for the two-property, 1,341-unit Storelocal self-storage portfolio in the greater Nashville region was provided to Pruit Investments for long-term ownership of the assets. The properties, located in Gallatin and Spring Hill, include drive-up units, indoor climate-controlled storage, and parking options, along with on-site management, controlled gate access with keypad entry, a leasing office, and 24/7 digital surveillance. SVP Tyler Figley noted that Nashville’s strong population and employment growth continue to support healthy self-storage demand. The financing was arranged by Amit Tyagi and Andy Bratt of Gantry.
