NEWS ROUNDUP

ACQUISITION: The LeClaire-Schlosser Group of Marcus & Millichap announces the sale of StorQuest Self Storage, a 53,715 SF facility in Acampo, California. Built in 1980 on 3.95 acres, the property features 477 units, including drive-up and climate-controlled storage, along with RV parking. The facility also benefits from gated access, 24/7 video surveillance, and an on-site management office. The property’s recent addition of climate-controlled units and location along a highway carrying nearly 70,000 vehicles daily supported strong investor interest. Dean Trammell and Adam Schlosser represented the seller, with Tony Solomon serving as broker of record.

FINANCING: Talonvest Capital arranges a $45M senior bridge loan to refinance a self-storage facility in Goleta, California, owned by 1784 Holdings. The property comprises 95,523 RSF across 972 climate-controlled units and is managed by Extra Space Storage. The financing features a three-year initial term with two one-year extension options. Talonvest’s Tom Sherlock, Kim Bishop, Nathan Lefevre, and Mason Brusseau arranged the financing.

DEVELOPMENT: A Dedham contractor proposes two five-story self-storage buildings on a 2.7-acre parcel at Hyde Park Avenue and Milton Street in Readville, Boston. Joe Federico Jr., who acquired the site for $6.8M in 2025, is seeking new Boston Planning Department approval for the development. The project would replace the long-vacant property and return it to commercial use, with plans calling for high-quality building materials, landscaping and streetscape improvements. The site was previously approved for a 279-unit apartment and condominium project by Ad Meliora, which later went bankrupt. If approved, Federico plans to develop the self-storage facility in two phases.

DEVELOPMENT: U-Haul opens its first company-operated retail, moving and self-storage facility in Hot Springs, Arkansas, at 623 Files Road. U-Haul Moving & Storage of Hot Springs features 62,825 SF and more than 850 storage units, including climate-controlled options, drive-in loading access, enhanced security, elevators and extended-hours access. Angela Cogar, president of U-Haul Co. of Arkansas, said the facility was developed to meet growing demand for climate-controlled storage in the Hot Springs community. The location began operations July 24 and will employ at least eight Team Members.
