DEVELOPMENT: Legacy Built Investments & Development LLC receives approval for a 92,400 SF self-storage facility in Palm Springs, California. The 4.2-acre project was unanimously approved by the Palm Springs Architectural Review Committee following months of design revisions. The latest plans removed faux roll-up door elements and added extensive landscaping and berming to screen the building and RV parking from Farrell Drive. Eric Foss represented Legacy Built Investments & Development, with the committee requiring final revisions to the building’s four corner elements. Chair Lance O’Donnell supported the changes, which the applicant agreed to make.

FINANCING: Affinius Capital LLC and Axonic Capital LLC provid a $42.5M construction loan for a two-property self-storage portfolio in the Miami metropolitan area. The financing supports a new 1,097-unit facility in Pembroke Pines and a 540-unit expansion of an existing Coral Gables facility, which will reach 1,500 units upon completion. The combined portfolio will total 2,597 climate-controlled units across 233,120 SF. Tyler Figley, Senior Vice President at Affinius Capital, represented the lender partnership, while Daniel Hartnett of Greysteel arranged the financing. UTEX Storage Partners is the borrower.

DEVELOPMENT: Amy’s Attic Self Storage begins construction on a new 110,000 SF facility at 509 C Bud Stockton Loop in Jarrell, Texas. The facility is scheduled to open in late spring 2027 and will feature climate-controlled units, electronic gate access, advanced security systems, lighting, and online rentals. Located along the I-35 corridor, the development will serve Jarrell’s growing residential and commercial population. Bob Vamvas said the project will support the community’s growth alongside an affiliated residential development planned for approximately 80 single-family homes.

DEVELOPMENT: ASI Blackstock Road LLC opens Absolute Storage of Spartanburg, a new 60,175 SF self-storage facility in Moore, South Carolina. The facility offers 469 climate-controlled and non-climate-controlled units, with enhanced security, well-lit grounds, and online rental and payment options. Absolute Storage Management is providing professional third-party management for the property. The facility, which opened February 9, 2026, serves Moore, Roebuck, Switzer, and surrounding communities in Spartanburg County.
