ACQUISITION: Marcus & Millichap’s LeClaire-Schlosser Group arranges the sale of GuardBox Storage, a 129,493 SF facility in Fresno, Texas. The 650-unit asset spans 8.34 acres and includes climate-controlled and non-climate units, as well as covered and uncovered parking. Dave Knobler and Mixson Staffel, along with Adam Schlosser and Charles “Chico” LeClaire, marketed the property on behalf of a Texas-based LLC. The team also procured the buyer, My Place Self Storage.

EXPANSION: Storage Star expands with three locations in Chicago, Illinois. The facilities are located along North McCormick Boulevard, West Washington Boulevard, and West 111th Street, serving areas including West Ridge, Arcadia Terrace, Lincolnwood, Fulton Market, West Loop, Mount Greenwood, and Morgan Park. Matt Garibaldi said the expansion targets strong residential and small business demand, while David Decker highlighted the company’s focus on customer service and technology-driven solutions.

DEVELOPMENT: SecureSpace Self Storage opens a 625-unit self-storage facility in Tukwila. Located at 5950 Southcenter Blvd., the five-story property totals 53,185 SF and was formerly operated as Tukwila Self Storage. The facility is being upgraded with AI-enabled security systems and high-speed Wi-Fi.

DEVELOPMENT: Extra Space Storage expands its redevelopment of the former JCPenney building at Gateway Town Center in Jacksonville. Developer Global Jacksonville LLC plans to build out the second floor of the 61,283 SF property at 5200 Norwood Ave., with construction led by BG Southern Division LLC, designed by Jarmel Kizel Architects and Engineers Inc., and reviewed by Legacy Engineering. ELEV8 Demolition is handling nearby demolition work as part of the broader redevelopment.
