ACQUISITION: JLL Capital Markets arranges the sale of Spencer Mini Storage, a 55,775 SF self-storage facility in La Porte, Texas. The property includes 511 units across 11 buildings and 79 RV and boat parking spaces on a 4.37-acre site in the Houston submarket. The transaction was led by Adam Roossien, Matthew Wheeler, Steve Mellon, and Brian Somoza, who represented seller ExchangeRight and procured a partnership between MyPlace Self Storage and Nuveen as the buyer.

ACQUISITION: Marcus & Millichap has brokered the sale of A-Affordable Boat & RV Storage Farmersville, a 207-unit facility in Farmersville, Texas. The 2023-built facility spans 101,520 net rentable SF across 12.7 acres, offering boat and RV storage solutions. Danny Cunningham, Brandon Karr, and Jon Danklefs represented seller Ciera Bank, while Cunningham and Karr also procured an undisclosed Dallas-based buyer.

DEVELOPMENT: Hernandez Development & Construction completes Carol Stream Self Storage, a 71,510 SF Class A facility in Carol Stream, Illinois. The three-story project at 27W010 North Avenue features 625 climate-controlled units and 36 drive-up units, designed by CEO Alex Hernandez to serve growing demand in DuPage County. The facility will be managed by CubeSmart, with construction completed by G.A. Johnson & Son.

DEVELOPMENT: Safe Self Storage opens in LaGrange following a ribbon-cutting ceremony hosted by the LaGrange-Troup County Chamber of Commerce. The 7,500 SF, 55-unit climate-controlled facility was developed by Chris Yarbrough and Brandy Yarbrough after converting a former family-owned daycare property at 41 N. Cary Street. Chris Yarbrough, who also pastors Liberty Church and works in corporate HR, said the project took nearly a year of preparation and now offers monitored, secure storage with flexible lease options.
