ACQUISITION: Marcus & Millichap arranges the $4.1 million sale of a two-property, 290-unit self-storage portfolio in Ludington, Michigan. The portfolio includes Maple Leaf Self Storage and Oak Leaf Self Storage, totaling 57,600 rentable SF across 4.28 acres. Sean Delaney, in association with Paul Kerber, marketed the portfolio on behalf of a Michigan-based seller and procured the buyer, My Storage.

ACQUISITION: CBRE arranges the $43.55 million sale of a three-property self-storage portfolio in the Atlanta area to Wentworth Property Company. CBRE’s Self Storage Advisory Group represented the seller, Gwinnett Self Storage. The portfolio totals 242,500 SF across 1,912 units and was 94% occupied at the time of sale. Nick Walker and Morgan Windbiel highlighted continued investor demand for self-storage assets across the Southeast.

ACQUISITION: JLL Capital Markets arranges the $98 million sale of a 15-property self-storage portfolio across the Southeastern U.S. The portfolio totals approximately 832,000 rentable SF and 6,600 units across Kentucky, South Carolina, and Florida, with 90% occupancy. The JLL team included Griffin Guthneck, Brian Somoza, Steve Mellon, Adam Roossien, and Matthew Wheeler. JLL represented the seller, SROA Capital, in the transaction to Washington Street Investment Partners LLC.

ACQUISITION: Go Store It Self Storage acquires a four-property boat and RV storage portfolio in the Houston metro area through a $250 million joint venture between GEM Realty Capital and Madison Capital Group. The portfolio includes Grand Parkway Boat & RV Storage, Katy Cinco Boat & RV Storage, Elite Boat & RV Storage, and FM 359 Boat & RV Storage, totaling 705 units and 94% occupancy. Scott Hastings and Banks Brown noted the acquisition supports platform growth and operational scale across high-demand markets.
